Here is the situation and it may not be for you, I’m telling you exactly how it is. There is absolutely zero flexibility to the terms so please don’t ask. You MUST have an $11,000 down payment for lease to own and you will make the monthly house payment of $331.86 plus $72/monthly insurance – no credit check or pre-approval to qualify for the house (see below for park lot lease qualifications). The monthly payment for the house will be $416 for the mortgage payment and insurance PLUS separate monthly lot rent of approximately $550/month, PLUS the yearly $152 property tax. Your entire payment will be about $1118/month plus utilities. If these terms don’t work for you please move on.

 

Some cosmetic repairs will be needed but it is in reasonable move-in condition (see current photos). This is a decent original owner 1995 double wide home offered as is. There is no money available for repairs so please do not ask. The house has no apparent leaks, the roof appears fine, R-22 Central A/C and heat works fine, there are no soft spots on the floors. Fridge is included but the washer dryer will be removed. Chisholm Point Estates Manufactured Home Community monthly lot lease is a COMPLETELY SEPARATE $550/month and you must be approved by Chisholm Point (park qualifications are basically no felons or sex offenses, you must have valid government picture ID plus Social Security number OR ITIN. You must be able to show $1650 in verifiable monthly income OR if no verified income you may be able pay the entire $6600 yearly park lot rent in advance to the park to qualify. The lot fee is paid directly to the park. They charge $75 for the lot lease application)
